This Privacy Policy explains how we collect and use personal data when you visit https://factorathens.com/ or contact us. Effective date: 29 October 2026.
1. Who we are
The controller of your personal data is L & K HOLDINGS Ι.Κ.Ε., a private company registered in Greece under G.E.MI. No. 171828016000, Tax ID (A.F.M.) 802193269, Georgiou Olympiou 33–35, 262 22 Patras, Greece, trading as Live Better Group (“we”, “us”).
For any privacy question or request, write to office@livebettergr.com or call +30 693 184 3439. We have not appointed a Data Protection Officer, as we are not required to; the contact above handles all privacy matters.
2. Scope
2.1. This Policy applies to personal data we collect through https://factorathens.com/ in all its language versions (the “Website”), through our enquiry forms, and when you contact us by phone, email or messaging apps about our projects.
2.2. It applies to all visitors, wherever they live. Sections 10.2–10.4 set out additional rights for people in the EU and EEA, Israel and the United States.
2.3. If you go on to buy a property or make a first payment, we collect further data (for example, identity documents, tax number and proof of funds) to meet our legal obligations. We will give you a separate notice at that stage.
2.4. This Policy is published in English only. If anything in it is unclear, contact us at office@livebettergr.com and we will explain it in Greek, Russian or Hebrew.
3. What data we collect
3.1. Data you give us. When you fill in a form or contact us: your name, email address, phone number and country; the type of investment and budget range you choose; your message; your consent choices. During calls, messages and meetings we also note what you tell us about your interests, for example preferred projects, timing or interest in the Golden Visa.
3.2. Data collected automatically, with your consent. Through cookies and similar tools (section 5): device and browser type, approximate location (city or country level), pages viewed, clicks, scrolling and mouse movements, form submissions, the website or ad that brought you to us, and online identifiers such as cookie IDs.
3.3. Data from others. If you submit a lead form in one of our ads on Facebook or Instagram, Meta passes us the details you entered in that form. Ad platforms also send us aggregated campaign statistics, which do not identify you.
3.4. We do not ask for sensitive data such as health, religion or political views through the Website. Please do not send identity documents or financial details through the enquiry form.
3.5. You do not have to give us your data. Without contact details, however, we cannot answer your enquiry. Required fields are marked on the form.
4. Why we use your data

5.4. You can also block or delete cookies in your browser settings. Some parts of the Website may then not work as intended. Where required by law, we treat a Global Privacy Control (GPC) signal from your browser as a request to opt out of advertising cookies.
6. Who we share your data with
6.1. We do not sell your personal data. We share it only as described below and only as far as needed.
6.2. Service providers who process data on our behalf under a written agreement:
website hosting and content management: GoDaddy (hosting), Sanity (content management);

email and enquiry handling: our mailbox office@livebettergr.com and Partisan Marketing Communications Ltd, Israel, our advertising agency, which receives enquiries on our behalf at project@partisan.co.il; messaging: WhatsApp.
6.3. Our partners in a transaction you ask for, such as lawyers, notaries, engineers and property managers, when you move forward with a specific property.
6.4. Professional advisers, such as accountants, auditors and lawyers, under a duty of confidentiality.
6.5. Authorities and courts, where the law requires it or to protect our legal rights.
6.6. A buyer or successor if our business or part of it is sold or reorganised. The data stays protected under this Policy.
Google and Meta also act as independent controllers for some of the data their tools collect. Their own privacy policies apply to that use.
7. International transfers
7.1. We are based in the EU. Some of our providers process data outside the European Economic Area, mainly in the United States.
7.2. When data leaves the EEA, we rely on one of these safeguards:
an adequacy decision of the European Commission (this covers Israel, and US companies certified under the EU–US Data Privacy Framework);
the European Commission’s Standard Contractual Clauses.
You can ask us for a copy of the relevant safeguard at office@livebettergr.com.
7.3. If you are in Israel or the United States, your data is processed in the EU and in the countries above. The protection there may differ from the law of your own country, but it will never be lower than this Policy describes.
8. How long we keep your data
We keep personal data only as long as we need it for the purposes in section 4:
| Data | How long |
|---|---|
| Enquiries that do not lead to a purchase | 24 months after our last contact, then deleted or anonymised |
| Marketing list | Until you unsubscribe; contacts inactive for 3 years are removed |
| Clients who buy or invest | For the duration of our relationship, then as long as Greek tax and anti-money-laundering law requires (usually 5 years) or until possible legal claims expire |
| Analytics data in Google Analytics | 14 months |
| Cookies | As listed in section 5 |
9. How we protect your data
9.1. We use technical and organisational measures appropriate to the risk: encrypted connections (HTTPS), access limited to staff who need the data, and written agreements with our service providers.
9.2. No transmission over the internet is completely secure. If a breach affects your data, we will notify the competent authority and you where the law requires.
10. Your rights
10.1. For everyone. Wherever you live, you can ask us to show you the data we hold about you, to correct it, to delete it, and to stop sending you marketing. Write to office@livebettergr.com. We reply within one month. For complex requests we may extend this by up to two more months, and we will tell you why. Requests are free of charge. We may ask you to confirm your identity before acting on a request.
10.2. In the EU and EEA. Under the GDPR you have the right to access, rectification, erasure, restriction of processing, data portability, and to object to processing based on our legitimate interests. You can object to direct marketing at any time, without giving a reason. Where we rely on your consent, you may withdraw it at any time. You can also complain to the Hellenic Data Protection Authority (www.dpa.gr) or to the data protection authority in the country where you live or work.
10.3. In Israel. Under the Protection of Privacy Law, 5741-1981, you have the right to review the information we hold about you, and to ask us to correct or delete information that is inaccurate, incomplete, unclear or outdated. You can also ask to be removed from our marketing list at any time. You may complain to the Israeli Privacy Protection Authority.
10.4. In the United States. Depending on your state of residence, you may have the right to know what personal information we collect and how we use it, to access, correct and delete it, and to opt out of targeted advertising. We do not sell personal information for money. Advertising cookies (section 5) may count as “sharing” for targeted advertising under some state laws. You can opt out through “Cookie settings” or a Global Privacy Control signal. You may use an authorised agent, and you may appeal our decision on your request by replying to it. We will not treat you differently for using your rights.
In the last 12 months we have collected these categories of personal information: identifiers (name, email, phone), internet activity (pages viewed, clicks), approximate location, and your property preferences. We do not collect sensitive personal information through the Website.
11. Marketing messages
We send newsletters and offers only if you have agreed to receive them. Every marketing email has an unsubscribe link. You can also reply “STOP” to a message or write to office@livebettergr.com. We will stop within 7 days. Service messages about an enquiry you made are not marketing.
12. Children
The Website is intended for adults aged 18 and over. We do not knowingly collect data from children. If we learn that we have, we will delete it.
13. Changes to this Policy
We may update this Policy when the law, our services or the tools we use change. The effective date at the top always shows the current version. If a change materially affects how we use your data, we will tell you in advance by email (if we have it) or by a notice on the Website.
