These Terms apply to all visitors to https://factorathens.com/, wherever they are located. Effective date: 29 October 2026.

1. About us

The website https://factorathens.com/ and its language versions (the “Website”) are operated by L & K HOLDINGS Ι.Κ.Ε., a private company registered in Greece under General Commercial Registry (G.E.MI.) No. 171828016000 and Tax ID (A.F.M.) 802193269, with its registered office at Georgiou Olympiou 33–35, 262 22 Patras, Greece, trading as Live Better Group (“Live Better”, “we”, “us”).

2. Scope and acceptance

2.1. These Terms of Use (the “Terms”) govern your access to and use of the Website, including the enquiry and contact forms. They do not govern the purchase, rental or management of any property. Those matters are governed only by the separate written agreements described in section 6.

2.2. By using the Website you agree to these Terms. If you do not agree, please do not use the Website.

2.3. You must be at least 18 years old to submit an enquiry through the Website. When you submit information, you confirm that it is accurate and that you have the right to share it.

2.4. Our Privacy Policy explains how we handle personal data and cookies. It forms part of these Terms.

3. Information only — no offer and no advice

3.1. The Website gives general information about Live Better, our projects and the real estate market in Greece. Nothing on the Website is:

• an offer to sell, or a solicitation of an offer to buy, any property, share, unit or other investment;
• an offer of securities or of any collective investment scheme in any country, including any EU Member State, Israel or the United States;
• legal, tax, financial, immigration or investment advice.

3.2. Project descriptions, prices, availability, floor areas, completion dates, images and renderings are indicative and may change without notice. Visualisations may differ from the finished property. The binding terms of any property are only those set out in the signed agreements described in section 6.

3.3. Before making any decision, you should get independent advice from a qualified lawyer, tax adviser and financial adviser in your country of residence and in Greece.

3.4. The Website is not directed at any person in a country where its content would be unlawful. You are responsible for checking that you may lawfully use the Website and buy property in Greece.

4. Projections, past results and investment risk

4.1. Any yield, return, ROI, capital growth, occupancy or rental figure on the Website is either an estimate based on our assumptions at the time of publication, or a past result of a specific project. Projected returns are estimates and are not guaranteed. Past results do not guarantee future returns. Unless stated otherwise, figures are gross, before taxes, fees, management costs, financing costs and vacancies.

4.2. Real estate investment involves risk. The value of a property and the income from it can go down as well as up. Risks include changes in market prices, demand from tenants and tourists, interest and exchange rates, construction and permit delays, cost increases, and changes in law or tax rules. You may get back less than you invest.

4.3. A property is not easy to sell quickly. Plan for a long holding period.

5. Golden Visa and residence information

5.1. Information about the Greek residence-by-investment programme (“Golden Visa”) is general. Investment thresholds, eligible property types, minimum areas and rental restrictions are set by Greek law, change from time to time and vary by location and property type.

5.2. Some Golden Visa rules restrict how a qualifying property may be used, including short-term (for example, Airbnb-type) rental. Not every project on the Website qualifies.

5.3. Whether you qualify for any residence permit is decided only by the competent Greek authorities. We do not guarantee that any application will be approved. Please confirm eligibility with a qualified Greek immigration lawyer before you commit.

6. Property transactions

6.1. Submitting an enquiry, receiving a presentation, a price list or an offer, or speaking with our team does not create a contract to buy, sell, reserve or rent any property.

6.2. Any purchase, reservation, first payment, rental or management service is governed only by the separate written agreements you sign. For a purchase, this includes the notarial deed executed in Greece under Greek law. If those agreements conflict with these Terms or with anything on the Website, the signed agreements prevail.

6.3. We never ask for payments through the Website or by link sent from a personal account. Payments are made only to the bank account named in your signed agreement. If you receive a payment request that looks unusual, contact us at office@livebettergr.com before paying.

7. Enquiries and communications

7.1. When you submit an enquiry, we will contact you about it by phone, email or messaging apps such as WhatsApp, using the details you gave us. These messages relate only to your enquiry.

7.2. We send newsletters, offers and other marketing messages only if you have separately agreed to receive them. Agreeing is never a condition of submitting an enquiry.

7.3. You can withdraw your consent to marketing at any time, free of charge: use the unsubscribe link in any marketing email, reply “STOP” to a message, tell us during a call, or write to office@livebettergr.com. You can also ask us to stop calling you about an enquiry.

7.4. We do not use automated dialling systems or pre-recorded voice messages for marketing.

8. Acceptable use

8.1. You may use the Website only for lawful, personal purposes. You must not:

• submit false information or enquiries in someone else’s name;
• copy, scrape or harvest content or data from the Website by automated means;
• try to gain unauthorised access to the Website, its servers or data, or interfere with its operation;
• upload or transmit malware, spam or unlawful content;
• use the Website to impersonate Live Better or our staff.

8.2. We may restrict or block access for anyone who breaks these rules. You may stop using the Website at any time.

9. Intellectual property

9.1. The Website and its content — including texts, photographs, renderings, videos, floor plans, logos and the “Live Better” name — belong to us or to our licensors and are protected by copyright and trademark law.

9.2. You may view the Website and print or download pages for your own personal, non-commercial use. Any other copying, publication or commercial use requires our prior written permission.

10. Third-party links and services

10.1. The Website includes links to and tools from third parties, such as Google Maps, 3D tours, social networks, booking platforms and the websites of individual projects. These are provided for convenience.

10.2. We do not control third-party websites and services and are not responsible for their content, availability or privacy practices. Their own terms apply.

11. Privacy and cookies

11.1. We process personal data as described in our Privacy Policy, in line with the EU General Data Protection Regulation (GDPR), the Israeli Protection of Privacy Law and other applicable law.

11.2. Non-essential cookies (analytics and advertising) are used only with your consent. You can change your choice at any time through “Cookie settings” at the bottom of every page.

12. Disclaimer of warranties

12.1. We take care to keep the Website accurate and up to date, but we cannot guarantee that all information is complete, current or free from errors, or that the Website will be available without interruption.

12.2. To the extent permitted by the law that applies to you, the Website is provided “as is” and “as available”, without warranties of any kind, express or implied, including warranties of merchantability, fitness for a particular purpose and non-infringement. This section does not affect any statutory rights you have as a consumer that cannot be excluded.

13. Limitation of liability

13.1. Nothing in these Terms limits or excludes our liability for:

• death or personal injury caused by our negligence;
• fraud, wilful misconduct or gross negligence;
• any other liability that cannot be limited or excluded under the law that applies to you, including mandatory consumer protection law.

13.2. Subject to section 13.1, we are not liable for:

• indirect or consequential loss, or loss of profit, income, opportunity or data;
• decisions you make based on general information on the Website without the signed agreements and independent advice described in sections 3 and 6;
• losses caused by third-party websites and services, or by events beyond our reasonable control.

13.3. Subject to section 13.1, our total liability to you for any claim arising from your use of the Website is limited to EUR 100. The Website is provided free of charge. This limit does not apply to claims under a signed property agreement, which are governed by that agreement.

14. Governing law, disputes and your local rights

14.1. General rule. These Terms are governed by the laws of Greece. Subject to sections 14.3 to 14.5, the courts of Patras, Greece, have jurisdiction over disputes arising from these Terms or your use of the Website.

14.2. Talk to us first. If you have a complaint, please write to office@livebettergr.com. We will reply within 30 days and try to resolve the matter amicably. This does not stop you from going to court or to a consumer authority.

14.3. Users in the EU and EEA. If you are a consumer, this choice of Greek law does not deprive you of the protection of the mandatory provisions of the law of the country where you habitually reside. You may bring proceedings in the courts of the country where you are domiciled, and we may bring proceedings against you only there. You may also refer a complaint to the Hellenic Consumer Ombudsman (Synigoros tou Katanaloti) or to the consumer authority in your country.

14.4. Users in Israel. If you are a consumer in Israel, you keep all rights you have under mandatory Israeli law, including the Consumer Protection Law, 5741-1981, and the Protection of Privacy Law, 5741-1981. No provision of these Terms is intended to operate as an unfair restrictive term within the meaning of the Standard Contracts Law, 5743-1982. Where Israeli law gives you the right to bring a claim in Israel, you may do so.

14.5. Users in the United States. These Terms do not contain an arbitration agreement or a class-action waiver. You keep any rights under the consumer protection laws of your state of residence that cannot be waived by contract. Some states do not allow the exclusion of implied warranties or the limitation of certain damages, so some of the limits in sections 12 and 13 may not apply to you.

15. Changes to these Terms

15.1. We may update these Terms, for example when the law or our services change. The effective date at the top always shows the current version.

15.2. Changes apply from the date they are published and do not affect enquiries or agreements made before that date. If a change materially affects you and we have your email address, we will tell you in advance.

16. Language and translations

16.1. These Terms are published in English, Greek, Russian and Hebrew. The translations are provided for convenience.

16.2. If the versions differ, the English version prevails, unless the mandatory law that applies to you requires a version in your language to prevail.

17. General

17.1. If any part of these Terms is found invalid or unenforceable, the rest remains in force, and the invalid part will be replaced by a valid provision as close as possible to its purpose.

17.2. If we do not enforce a right under these Terms straight away, we have not waived it.

17.3. These Terms, together with the Privacy Policy, are the entire agreement between you and us about the use of the Website. They do not replace any signed property agreement.
